"Our property in the Algarve was purchased by us with a view to eventually restoring it and spend holidays/winters there. We are now living in Australia having emigrated, so we have decided we must part with the property as it is no longer a viable proposition for us.

The house is more or less a derelict building, having been a peasant's cottage, empty for several years before we purchased it.

It is in a superb rural location on a south facing slope, with only one neighbour within view, approximately 500 metres away on the opposite hillside. The town of Sao Bras de Alportel is approximately 15 minutes drive, approximately 4km of this being on Council maintained hard dirt road (the remainder being tarmac).

The house comprises six (6) rooms and is constructed of rubble/stone, clay and earth mortar with white plaster on the outside. The roof made of pan tiles does exist, but the entire dwelling is in need of total restoration. We understand that this rural area permits no development unless there is an existing dwelling or ruin. Our property has ample scope for enlargement. Electricity is to the house but is not connected. There is no water, but we were advised that a bore hole would be no problem (more expensive than a cistern but far preferable).

The adjoining land is approximately 3.5 acres in size and has olive and fig trees. The land is mainly in front of the house and slopes gently down to a river/stream. This river/stream has a shallow ford (shingly bottom) to cross to get to the property and may possibly be impassable for 2/3 weeks of the year due to heavy rains. With this in mind, we had an northern alternative access put in; this access is 4 wheel drive but would be easy to improve (it is a fabulous walk). The land in the area is small vineyards, citrus, olive, cork and fig trees.

It is very beautiful and unspoilt with lavender and cistus growing wild everywhere. We looked for this property for two years on numerous visits to the Algarve. Position was of paramount importance to us; you can improve/rebuild a house, but you can't alter the view!
